Vacant Staging

Full furnishing and styling for empty properties, composed around the buyer most likely to write the offer.

An empty house asks buyers to imagine. A prepared one shows them. We furnish vacant listings with pieces selected for the architecture, the light, and the target buyer — so the property reads correctly online and in person.

Installation includes furniture, art, lighting, textiles, and accessories, delivered and styled by our own team, then removed on your schedule after the sale.

Best for: Empty listings, new construction, investor renovations

Consultation + Fluff & Stuff

A guided market-preparation walkthrough with a personalized seller workbook, followed by hands-on styling using what the home already has.

Preparing a home for market can feel overwhelming. Our consultation slows the conversation down: we walk the property with the seller, explain what genuinely affects buyer perception, and separate it from the work that will not move the needle.

Fluff & Stuff is the hands-on half. We edit, reposition, and supplement the homeowner's own furnishings with Phoenix pieces where a room needs them — so the house still functions day to day while photographing beautifully.

Best for: Sellers living in the home, pre-listing preparation, budget-aware clients

Market Prep

Preparation beyond furniture placement — paint, lighting, fixtures, and the targeted updates that reposition a property before it lists.

Some homes need more than styling. Market Prep covers the recommendations and coordination around paint colors, lighting, hardware, cabinetry refreshes, flooring, and small repairs that quietly cost showings.

We prioritize the work by impact, so the seller knows exactly where their time and money go first — and the agent never has to project-manage it alone.
