Jennifer Cook is the founder and owner of Phoenix Staging + Design, serving homeowners, real estate agents, investors, and builders throughout Northern Virginia. Combining professional staging expertise with firsthand real estate experience, Jennifer understands how thoughtful presentation can transform the way buyers experience a home.
As an active Northern Virginia REALTOR®, Jennifer knows that staging is about more than making a property look beautiful. Jennifer’s own listings average just six days on the market, giving her a clear understanding of what captures buyer attention and helps homes sell. Through Phoenix Staging + Design, she brings that same results-driven approach to every project, whether she is preparing an occupied home, styling a vacant property, providing a staging consultation, or helping a seller make the most of what they already own.
Her approach is personal, practical, and tailored to each property. Jennifer works closely with homeowners and agents to create inviting spaces that feel elevated without losing the character of the home. Every recommendation is made with the target buyer, local market, photography, and overall selling strategy in mind.
As a real estate investor and the owner of two long-term rental properties, Jennifer also understands the importance of making smart improvements that support both immediate results and long-term value. She helps clients identify where their time and money will have the greatest visual impact without recommending unnecessary updates.
Jennifer is especially experienced in supporting military families and relocation clients. Approximately 80% of her real estate business is connected to the military community, including families relocating to and from Quantico Marine Corps Base, Fort Belvoir, and the Pentagon. She understands the tight timelines and added coordination these moves often require, and she works to make the preparation process as organized and stress-free as possible.
Serving clients across Northern Virginia, from the Shenandoah region to southern counties such as King George, Jennifer has built Phoenix Staging + Design around clear communication, dependable service, and a genuine passion for helping every home reach its full potential.
Outside of her businesses, Jennifer is a proud mom who stays busy as the “cookie mom” for her daughter’s Girl Scout troop and cheering on her son, a sophomore at VCU majoring in finance. In her free time, she enjoys staying active, exploring new experiences, and continuing to build a life and business she truly loves.

Phoenix's growth into Maryland did not begin with an empty warehouse and a map. It began with a conversation between two staging teams who had built their businesses the same way: carefully, locally, and with a deep respect for what a well-prepared home does for a seller.
By joining forces with an established Maryland staging operation, Phoenix inherited a team that already knew the market, the neighborhoods, and the agents who work them. That partnership created a second Phoenix home base in Frederick, Maryland, alongside our Woodbridge, Virginia warehouse.
What travels across the state line is the part that matters: the same process, the same service standards, the same inventory quality, and the same belief that market preparation is a strategy rather than decoration. Maryland clients get a team with local roots and the depth of a regional operation behind it.
